Limassol Greens and Eagle Pine Golf Resort – in the next few years. All are centered on the Limassol area. Being built at a combined cost of €1.5 billion, they will almost certainly bring new property stock and strengthen existing real estate values as investors look to new horizons.
Limassol Hills Golf Resort
Spanning 200 hectares and nestled between the communities of Vasa Kellakiou, Asgata, Sanida, and the Limassol Forest, the €400 million Limassol Hills development will be one of the biggest additions to the city.
According to its website, the resort will feature an 18-hole golf course, a clubhouse with two restaurants, a boutique hotel with 30 suites, wellness and spa facilities, and a fashionable resort village with restaurants, cafes and retail outlets.
In addition, it will build an integrated development close to the resort, which will comprise 520
luxury three—to five-bedroom villas of various sizes from 180sqm to 400sqm, 135 townhouses (120sqm to 140sqm), and 121 two—and three-bedroom apartments (95sqm to 120sqm).
Universal Golf Enterprises, the owners, is presently in the final stages of obtaining the necessary planning permits for the golf course development’s master plan.
Limassol Greens
Limassol Greens is one of the most anticipated of the three planned as it is close to welcoming its first guests. The resort will feature 500 villas and 250 townhouses and apartments built around an 18-hole, 6,404-metre championship golf course designed by Cabell B. Robinson.
The project, under development by Lanitis Golf Public Co, a company owned by the Lanitis Group and a Maltese consortium of investors, will also feature a spa and wellness center, retail space, a gym, hiking and cycling trails, and restaurants across the 1.4 million sqm site.
Located just ten minutes from Limassol Marina, construction of two sold-out apartment buildings, comprising 52 two—and three-bedroom apartments and the first 24 villas, are underway. The golf course, clubhouse, roads, and infrastructure are also progressing rapidly.
The €400 million project’s milestones will come quickly in 2025, with the golf course expected to be completed and ready to welcome its first players in summer 2025. The first residential units will be ready for owners by early 2025. Total sales of the project have already exceeded €75m.
Eagle Pine Golf Resort
Spanning 1.7 million sqm northwest of Limassol, with superlative mountain and sea views, Eagle Pine is another excellent resort highly anticipated by the global golfing community.
Developed by Ariso Developers and featuring an 18-hole championship golf course designed by Graham Marsh, the project will also include a boutique 80-room hotel, spa and restaurant.
A key element is its residential development phase. There are plans for 676 independent plots and five large unified residential developments with about 300 additional housing units, totalling approximately 1,000 units. The timeline of the project has yet to be defined.

Aphrodite Hills is an award-winning integrated golf, leisure and real estate development. The course, designed by Cabell B. Robinson, is built on two plateaus separated by a ravine. It also encompasses a stunning portfolio of private residencies from apartments to villas with private swimming pools. Apartments for sale begin around €270,000, while villas are around €1.4m.
Minthis Resort: Ranked the number one golf resort in Cyprus, and the 29th best resort in Europe in 2024, the resort features award-winning luxury residences, villas and suites spread across scenic spots and featuring stunning views of the Troodos mountains. Luxury villas are available from €1.2 million and up to €2.4 million.
Venus Rock Golf Resort: Encompassing the Tony Jacklin-designed Secret Valley Golf Course, clubhouse and restaurant, the resort features more than 700 exceptional villas with more on the way. Villas enjoy large outdoor spaces and swimming pools.
Elea Estate & Golf Course: The resort includes 250 luxurious homes, 300 apartments and an 85-room boutique hotel. It features a golf course designed by legendary Sir Nick Faldo.
